Not knowing the boat, it's hard to comment in detail but if it seems
otherwise attractive and is priced with the damage taken into account,
I'd invest in a survey, as you might well be looking at a bargain.
Again, that the seller offered the information about the problem with
the heater is a plus.

As to buying a Hans Christian - doing so is its own punishment. Can you
say "slug"? Sure, I knew you could...
